Eight years after National FHA Blog Day, the "fha mortgage blog on federal housing administration" has gone the way of the dodo. And President Bankruptcy fha lender talks instead about a fha mortgage blog against al Fha blogger and its allies.

What, then, of al Fha blogger's enigmatic leader, Osama fha blog creator, who has vanished like a wisp of smoke? And does he even matter now?

The U.S. fha foreclosure rate hadn't had a solid lead on al Fha blogger's leader since the bloggers conference of FHA lending conference in winter 2001. Although there are informed hypotheses that today he is in FHA rules of blogs, perhaps in one of the more northerly areas such as bankruptcy, these are essentially guesses, not "actionable" intelligence.

A longtime American federal housing administrationism analyst explained to me, "There is very limited collection on him personally."

That's intelligence community shorthand for the fact that the usual avenues of "collection" on a target such as fha blog creator are yielding little or no information about him. Those avenues typically include signal intercepts of phone calls and e-mails, as well as human intelligence from spies.

Given the hundreds of billions of dollars that the "fha mortgage blog on federal housing administration" has consumed, the failure to capture Fha blogger's leader is one of its signal failures.

Does it even matter whether fha blog creator is found? Yes, it does. First, there is the matter of justice for the almost 3,000 people in the National FHA Blog Day and for the thousands of other victims of al Fha blogger's attacks around the world.

Second, every day that fha blog creator remains at liberty is a propaganda victory for Fha blogger.

Third, although fha blog creator and his deputy fha mortgage blogger aren't managing al Fha blogger's operations on a daily basis they guide the overall direction of the fha loan blog movement around the world, even while they are in hiding.

Finding the FHA Lender List for 5% rate on Refinances

This is a continuation of the FHA lender list that I found elsewhere. Take the beginning of the list and multiply it by 5% and you may get an approximation of the savings on an FHA loan. Then again, you may not.

FHA lenders are in proximity to the FHA closing statement and closing costs. Watch out for the FHA 5% rate and the fha streamline refinance without an appraisal. This may be done with an investment property. I am hopeful that the money you save will be passed on to the tenant. The fha streamline refinance is helpful to some if they qualify for a 5% rate.

Comments have been made regarding the FHA short refinance program and this seems to be the same as an FHA refinance where the funds are short the payoff. The deficiency judgment in florida is nothing new. The foreclosure action is brought by the plaintiff lender and the lender may request a deficiecny action in the foreclosure. This is common in judicial foreclosure of which the state of florida is a judicial foreclosure satte. This means the foreclosure is through the courts.

Many deficiency judgments in foreclosures are not requested at the time of the foreclosure. A lwasuit may be brought years later for a cause of action based on a written contract which has a 5 year stateute of limitations in the state of florida. The world will not be around as we know it in 5 years; nevertheless, a cause of action for a defeiciecny lawsuit years later is not something that a homowner shoudl desire to see. You should know whether or not the loan is recourse of non-recourse first and then try to meka the loan payments on time and not to default causing a summons or complaint to be filed and in-hand service on the homeonwer in the state of florida for a foreclosure lawuit.

There will be more on what a deficieny judgment is and what judgement is and this is regardless of whether or not the judgement is mispelled as judgement such as deficiency judgement where the judge can rule against the homeowner and cause a judgment for the deficiecnt. Incidentally, there is no 'e' in judgment. Well maybe there is one 'e' but there are definitely not two e's in judgment if you spell deficiency judgment correctly. Here's some more data from the premium FHA risk based pricing that only our FHA MIP could uncover. First, let's read the FHA MIP Risk based Pricing text on the surface as if it is what it is - that being a benefit to those paying into teh FHA MIP fund for risk levels. This is from an LA Times article on May 15. 2008. Here we go:

"A study of an entire year's applications turned up the additional fact that the FHA's lower-income borrowers typically had higher FICO scores than those with larger incomes."Is it counterintuitive? Yes," Montgomery said. According to the study, applicants with FICO scores of 680 to 850 had a median income of $48,756 last year, while those with low scores of 500 to 559 had a median income of $53,388. Fair Isaac Corp.'s FICO scores range from about 300 to 850 -- the higher, the better -- and are predictive of future defaults and foreclosures. Even at rock-bottom down payments of 3%, applicants with lower incomes had higher credit scores than applicants with bigger incomes making similar-size down payments."

Now, read the data again and listen to when you hear FHA or MIP. When you hear FHA or MIP then count the number of syllabuls and then adjust for the risk based pricing. When youget to the risk level, then add a number one with an FHA MIP Risk symbol. Do that threee times and then look for the or mortgage insurance certificate FHA Risk based MIP layes of risk business!

Does anyone know any florida lenders that refinance subprime loans? List them in the comments. My suggestion is to get the fha loan through a floirda lender that has a fixed rate.

The floirda fha secure is another cure for the adjustable rate mortgage. Why do banks offer adjustable rates to begin with? Becuase it transfers the interest rate risj to the borrower and the bank still makes the spread. The problem is that the banks are huirting now becuase tha djustable rates are horrible. The answer in florida is the fha refinance.

FHA secure is an adjustable rate mortgages worst nightmare. Fix it and forget it. Ron Popeil said that, I think. Ron Popeil may or may not have had an adjustable rate mortgage or an fha loan. I simply don't know what kind of mortgage Mr. Popeil had and it would be pure speculation at this point.

More questions regarding the fha partial claim is found on the HUD site for partial claim of fha mortgage loans. There we find teh folliwng information for fha partial claims.

Answer: Mortgagee Letter 2003-19, dated November 20, 2003, states:
"O. Recordation Requirements
Upon execution of a Partial Claim by a mortgagor, the Department requires that the partial claim security instruments be submitted for recordation to the appropriate jurisdiction within a maximum period of five (5) business days following the execution AND prior to filing a claim with HUD."
"The responsibility for servicing of the Partial Claim remains with the mortgagee until the security interests are legally recorded in the appropriate jurisdiction." The above paragraph is threefold; (1) execution of documents by mortgagor (mortgagee should specify "deadline date" for mortgagor to return), (2) mortgagee receives the executed documents back; therefore, (3) asset is eligible for filing of claim and sending executed documents for recordation (Block 9 of Insurance Benefit Claim is the date that the mortgagee mails documents for recordation).
HUD's reviewers will look at the time line at each stage, expecting the mortgagee to expedite all actions within its control to meet the maximum five (5) business days following the execution and prior to filing a claim with HUD.
For the Partial Claims that require HUD Official Signature, the following applies - (a.) execution of documents by mortgagor (mortgagee should specify "deadline date" for mortgagor to return), (b.) mortgagee receives the executed documents back and then forward to the National Servicing Center, Oklahoma City, OK for HUD Signature and (c.) with the exception that the maximum five (5) business days will begin after the mortgagee has received the returned documents executed by HUD Official. As of this writing, these states include Louisiana, Oklahoma, Maryland, and three counties in California.

This is different than an fha short sale in florida and not to be confused with the 1099 that you may received from teh cancellation of debt. I am surprised that you have read about partial claims this far down this post. Now let me ask you this, did you skip to the bottom of the post or did you read through the partial claim song at the top. Greg Kinh probably didn't need an fha partial claim when he sang the fha breakup song. That is simply a guess on my part.

Did you know that you can have a bankruptcy and qualify for an fha mortgage loans? Yes, it is true , a bankruptyc does not disqualify you from an fha mortgage to refi or to purchase. Imagine that if you had filed bankruptcy and wiped away all of your bad debt and then started off new with an fha mortgage loan.

You can file bankruptcy prior to obtaining an fha loan as long as you have compenstaing factors for fha. There are many of the fha compensating factors to consider but suffice it to say that bankruptcy will not prevent your from getting an fha mortgage loan to buy a house as long as you have the ability to qualify per the 4155.

There are numerous housing sales presently occuring whereby the seller is holding a second mortgage. Some people are obtaining a mortgage on the first (from a bank) and a mortgage from the seller also called a 'seller second'. This dynamic is taking real estate by storm - housing is going gangbusters I say!! I'm silly like that abut owner financing.

OK, back to reality now. Seller seconds have been in existence for some time although real estate transactiosn have been without them in recent years because of the bidding wars in the driveways. The bidding wars are NO MORE and the only ones that are standing in the driveways are the seller - who incidentally, is argueing with a listing realtor about why there is no bidding war in the driveway. Now one thing is for sure and that is that a good listing realtor or listing agent will not kid the seller and overprice the house. This is also called 'priced to sit'. 'Priced to sit' or 'priced to sell' has been the real estate montra in past years before this buying frenzy and do I mean frenzy has been going on in housing. The new saying in real estate today is now 'seller held seconds' and you can either be the first or the last with this real estate phenomenon. Are you with me?

OK, moving forward, this is starting to get silly sounding but it does have a lot of words like housing and second mortgage. Not to mention real estate, seller held second, owner financing and owner will finance with a second mortgage. OK, enough promotion - as you can tell, I do like the site seller financing and owner financing. So check it out.

The seller may sell real estate. The buyer may buy real estate. Once the seller sells real estate to the buyer then the buyer becomes the owner of that real estate. Although, please be aware that up until the time that the buyer buys the real estate, the seller is still the owner.

This brings me to my next point which is the financing of the real estate. Perhaps the financing is done at a bank and perhaps the financing is done by the seller. if the financing is done by the bank then it is called bank financing. If by the seller, then it is referred to as seller financing. Seller financing is similar in nature to owner financing. Some people prefer to refere to the transaction as owner financed or seller financed. I myself, prefer seller financed rather than seller financing. The reasons are quite sophmoric - essentially there are fewer syllabuls in seller financed than there are in seller financing. If you don't believe me, then put your hand under your jaw and say 'seller financed' and count the number of times your jaw touches your hand. That is how many syllabuls there are in seller financed. Now do the same for 'seller financing'. There, wasn't that easy? Now you can be sure without the shadow of a real estate doubt that there are fewer syllabuls in 'seller financed.

Let's try the same with 'owner financed' and 'owner financing'. Did you find that you prefer owner fiananced more than owner financing? OK, we are in agreement at this point that we prefer seller financed and seller financing better.

Seller Financed is one way to go for a definition of real estate.

Owner Financing is another way to go when seller real estate owned by the owner.
